When purchasing warranty protection, it’s important to understand that warranties typically include two different types of coverage: Surety and Direct. These two coverage types define the responsible party for covered warranted defects during the warranty term.
For example, if you purchase a 1-2-10 warranty to put on a new home you are going to sell, the coverage breakdown and responsible parties under the one-year workmanship and materials; two-year wiring, piping, and ductwork; and 10-year major structural defect coverage is as follows:
One-year and two-year coverage:
- The builder or contractor is the first responsible party for correcting covered defects and/or deficiencies during the one- and two-year terms. If the warranty holder contacts the warranty administrator regarding a claim, they will be directed to contact the builder or contractor first for resolution.
- Coverage via the warranty administrator (StrucSure Home Warranty) goes into effect if the builder or contractor is unwilling or unable to meet their warranty obligations. This provides additional peace-of-mind to the warranty holder that they are covered in the event their builder or contractor will not or cannot resolve the covered defect.
10-year coverage:
- Under the 10-year major structural defect coverage, the warranty administrator is responsible for resolving any covered defects. This means the warranty holder contacts the warranty administrator (StrucSure Home Warranty) directly for resolution and does not need to contact the builder or contractor first.
Under each coverage type, the important thing to note is the warranty holder has protection for any covered defect that occurs during the warranty term, either via the builder/contractor or the warranty administrator. This third-party warranty coverage provides additional peace of mind and confidence in their purchasing decision and the builder they choose to buy from.
Without third-party protection, a buyer only has the builder/contractor warranty to rely on, and if they are unwilling or unable to resolve warranted defects, there is no additional backing to protect them.
